About buyers agents in Melbourne
Melbourne runs on auctions. It's one of the most auction-heavy capital cities in Australia, and that shapes how you need to approach buying here. Clearance rates in the inner eastern suburbs, Bayside and Stonnington regularly run high during strong periods. Having someone who knows what a property is genuinely worth before you commit to bidding is genuinely useful, not just a nice-to-have.
The city is also deeply suburb-specific. Price dynamics in Boroondara, Port Phillip and the Mornington Peninsula are quite different from outer growth corridors in the north and west. A buyers agent who knows their specific patch well, who has relationships with local selling agents and knows which streets hold their value, can give you an edge that internet research alone can't replicate.
If you're buying in Melbourne from interstate, or focusing on a suburb you don't know well, the cost of a good buyers agent tends to be well within the margin of what you could overpay without one.
