Why use a buyers agent?

It depends on your circumstances

Let's be honest: not everyone needs one. If you know the area well, have bought property before, and have time to do your own research, you might do just fine without one. But a good buyers agent earns their fee when you're competing in a tough market, unfamiliar with the area, or just don't have time to do it properly. They search properties before they're listed, know what things are actually worth, and don't get emotional at auction. The key word is "good." The quality varies a lot. What does a buyers agent do?
A buyers agent works for you, the buyer, not the seller. They search for properties, attend inspections, research the market, handle negotiations, and bid at auction on your behalf. The goal is to get you the right property at the best price.
How much does a buyers agent cost?
Most buyers agents charge either a flat fee or a percentage of the purchase price, typically 1 to 3%. Some specialise in certain price brackets. Always ask for a full fee breakdown before you sign anything.
Is it worth using a buyers agent?
Depends on your situation. If you're time-poor, unfamiliar with the area, or have lost out at auction before, a good buyers agent can easily pay for themselves. If you're buying in a market you know well and have time to do the legwork, you might not need one.
How do I choose a buyers agent?
Look for someone who covers your target area, has relevant experience, and comes with verifiable reviews. Ask how many clients they take on at once, whether they get commission from developers, and what happens if you don't end up buying.
What is REBAA and should my buyers agent be a member?
REBAA (Real Estate Buyers Agents Association of Australia) is the peak industry body for buyers agents. Membership requires a minimum of two years full-time buyers agency work. It's a good sign, though not the only thing to look for.
Do buyers agents get commission from sellers or developers?
A genuine buyers agent should not receive any payment from the selling side. This is a conflict of interest. Ask directly and check their license. Some agents who call themselves buyers agents actually take referral fees from developers.
